Terms and Conditions of Bookings

  1. Bookings and payments purchase the right to be a guest within an Abode Bed & Continental Apartment (ABC) for and not exceeding the agreed number of nights specified in the booking agreement, acceptance of which will be signed for by the guest at the commencement of stay. IMPORTANT NOTE: No rights of tenancy are agreed or implied or intended within the booking agreements. The booking agreement is not a tenancy agreement in any form.
  2. Guests are required to complete the booking form and to sign this agreement prior to receipt of apartment keys. Identification will be required. For visitors from outside of the United Kingdom, this must be a passport. For U.K residents, this should be one form of photographic identification and one document (which must be either a utility bill, council tax bill or bank document) for proof of address. Only guests who have signed a booking form with the management of ABC may reside in an ABC apartment. Guests are not permitted to invite non-guests to sleep over in an ABC apartment. Additional guests must be registered and there will be an additional £25 fee charge per guest per night. Note: It is forbidden to leave non-registered guests alone in the apartment. If no registered guests are present, non –registered guests will be asked to leave. *
  3. There is no confirmed reservation until a deposit is accepted with the relevant guest registration details. The minimum deposit will be 25% of the total rental charge or of one months rent for longer booking periods. The balance must be paid at least 4 weeks prior to arrival. For bookings with less than 4 weeks to arrival date, the full balance must be paid with the booking.  VAT where applicable is included in the prices shown at the standard rate at the time of going to print.  ABC reserves the right to adjust this should legislation require.
  4. ABC reserves the right to refuse any booking without stating a reason or to cancel, modify or alter arrangements made by the guest.  In the unlikely event that the accommodation ceases to be available for the period of the booking, then ABC shall try to arrange alternative accommodation and if this is not acceptable to the guest , all monies paid shall be refunded to the guest in full, and the liability of ABC shall then cease.
  5. Guests are expressly forbidden from using the address of any ABC apartment to obtain goods or for use with a credit agreement of any kind. *
  6. Any damage to an apartment or its contents thereof, or any failure of provided equipment, or any loss of keys/electronic fobs/garage entry unit, should be reported to the proprietor(s) or the proprietors’ representative at the earliest opportunity.  The apartments are fobidden to be used for parties or other non-residential activity without prior agreement.  Payment for loss/damages may be charged at the discretion of the proprietor(s).   7. Cancellation:
    (a) If a cancellation is made before full payment is due (i.e. four weeks prior to arrival), we will refund the deposit paid, with a £25 deduction to cover administration costs.
    (b) If a cancellation is made after the full balance is payable, but has not been paid, the deposit is non-refundable.
    (c) If a cancellation is made after the full amount has been paid, a refund of the amount paid will be made IF the booked period is successfully re-sold, with a £50 deduction to cover administration costs.  Please note that last minute cancellations are more difficult to re-sell.  Every effort to re-sell will be made but of course, with less time available, there is less chance of success.
    (d) Payments made for discounted bookings are non-refundable unless an exception is agreed by ABC management in writing at the time of booking. 
    NB: Guests are advised to ensure they have adequate travel insurance cover for any loss due to cancellation.
  8. Possessions: The proprietor(s) are not liable for the theft of or damage to any property left in an ABC apartment or in the car park. Guests must ensure that apartment doors and windows are securely locked when they are out and are recommended to use lock and chain the entrance door when in residence. Guests are responsible for the security of any vehicles they park in the car park. Travellers are recommended to ensure that they are covered by a valid travel insurance policy.
  9. Check-in/Check-out: check-in from 2pm and check out by 10am.  Earlier check-in or later check-out times can only apply with express prior approval by ABC management.
  10. General: Abode Bed & Continental operate a policy of continuous improvement and reserve the right to change/move furniture in all apartments. As such, whilst we make every effort to ensure accuracy and currency of all photographs, changes to furnishings may not be reflected in photographs displayed on this website.

* The proprietor reserves the right to terminate residency without refund if this rule is broken.

This agreement is governed by the laws of England and Wales.
